FAQs
Q1: If I want to find a suitable apartment, when should I makethe rental service appointment?
A: For qualityservice, please make your appointment 1 month prior to projected move in date. The day you decide to move is the day we should start.
Q2: What’s the difference between LIT & a rental agent?
A:
|
LIT Team |
Rental Agent |
Authorized by |
Tenant |
Landlord |
Service Fee & charged from |
Service fee based on the service item, only charged from tenant. No hidden costs! |
Total 1 month rental - 0.5 month paid by landlord. - 0.5 month paid by tenant. |
Focused on |
We think & work from the tenant’s point of view and play a role of the mediator on the tenant’s behalf.
We have experience handling communication gaps & cultural conflicts. |
It is common for landlords to entrust agencies with their apartment listings. Agents focus on closing deals rather than on the tenant’s demands. |
Q3: How can LIT team find the right apartment for me?
A: We will arrange a meeting to understandyour demands, preference, budget range & time schedule before searching for your apartment. We will alsoprovide an orientation to share our local experience and suggestions. When we come to an agreement, thesearch is kicked off right away! The more we understand your likes and dislikes, the better chance we have of finding an apartment for you. Thebest listings are usually picked up within 72 hours, which is why we need towork quickly!
Q4: Will you provide your own listings or should I find them by myself on 591?
A: We will search from any rental groups in Taiwan (including 591) for you, we usually provide you with at least 5 listings for you to visit each week. Of course, if there is a listingthat catches your eye, we encourage you to share it with us.
Q5: Will you arrange a viewing if I’m interested in one of the listings?
A: Yes, we will contact the landlord for a viewing if the listing is still available. Of course,we will be there with you to ensure all of your questions get answered.
Q6: How do you conduct an apartment viewing?
A: Weare aware that some landlords post fake pictures on their websites. We accompany you to the apartment so we cancheck for water damage, equipment malfunctions, air/lighting, etc. We can alsocheck the neighborhood, transportation, and convenience stores, to make sureyou feel comfortable in your new neighborhood.
Q7: What do I do when I find an apartment I like ?
A: Onceyou are sure, we will arrange a 2nd meeting between you and the landlord. We encourage you to pay a holding fee. A holding fee is charged to tenants to reserve an apartmentuntil their move in date. Once this fee is paid, the landlord won't be allowed to show the apartment toanyone else. If you change your mind for any reason, the holding fee is non-refundable. However, if the landlordchanges his/her mind for personal reasons, the fee is fully refundable.
Onceyou sign the contract, the holding fee will be included in the deposit. We willgo over the contract with you and be sure you feel comfortable before signing. The laws in Taiwan states that tenants must pay one month deposit and twomonths rent at contract signing.
Q8: Will you help review the rental contract?
A: Yes, we will help review the rental contract and explain each part before you sign. We’ll also be withyou when you sign the contract.
Q9: What is an Agent Fee?
A: Wecan’t guarantee that a listing is independent from an agency. If the listing is posted by a Rental Agent, it means the landlord only rents through an agent. In that case, the tenant would be expected to pay an additionalfee. The Agent Fee, usually half-month of the rent,is paid on the contract signing date. If you don’t want to pay anadditional fee, we will try to help you find an apartment without a RentalAgent.
Q10: What extra costs might I acquire during a move?
A: You might have extra costs, such as agencyservices, cleaning, packing, moving, and grocery shopping.
